Environmental Site Assessments (ESAs) are designed and undertaken to determine if environmental liabilities exist for a specific property that becomes contaminated through past residential, commercial or industrial activities by introducing contaminants to the environment. Whether you own or lease, are buying or selling, or are borrowing or lending, an environmental assessment/investigation is often warranted to protect your long-term interests and the value of your assets.

This is achieved using a phased approach in order to minimize project costs, starting with a historical review and site audit. Detailed subsurface investigations may be required when impacts have occurred and lateral or vertical migration of the contaminant plume is suspected in soil, sediment, soil vapour or groundwater. Once the extent of contamination is delineated, an appropriate remediation program may be designed and implemented, or the site may be subjected to a risk evaluation in order to determine the level of cleanup, if any, that may be relevant to meet regulatory compliance. If it can be shown that there is no risk to human health or the environment, a program of contaminant monitoring can be developed and implemented.
